The basement location of the project was not without its challenges particularly around services reticulation with a low ceiling height and significant extract ducting required for the tenancies. Add to this, the confined space in which the fitout and base build contractors had to co-exist and being in the heart of the Wellington CBD, the significant seismic requirements and compliance issue all to be delivered in a tight programme with numerous stake holders to manage – it certainly was not for the faint hearted.

Retail leasing , particularly F&B certainly had not bounced back in the immediate post COVID world, however the diverse mix of tenants – some well-known, some less so – and their varied menus made for an eclectic fusion of tempting food offerings. The mix of smaller “pod” style operations, larger Archway tenancies and the full-service restaurant was perfectly couched and provided a varied choice of lunch or dining styles to suit both the palettes and busy lives of the Wellington market. As is always the case, Tailor Inc’s intensive tenancy delivery management was key to getting everyone over the line particularly the lesser experienced tenants requiring us to adopt a more “hands on” approach to assisting them work through the myriad of issues and logistics that accompany opening an F&B business.
